Here are the six steps to making an offer on a property, from start to finish:

View Properties: Begin by exploring different properties until you find one that meets your needs and preferences.

Make an Offer: Once you've selected a property, we'll complete and submit the offer using our standard form, called the Preliminary Agreement.

Negotiation and Acceptance: The seller will review your offer, and there may be some back-and-forth negotiation before final acceptance.

Hire an Attorney: After the offer is accepted, you'll need to engage an attorney to handle the final registration. I can recommend trusted attorneys if you don't already have one.

Closing Period: Typically, the closing period lasts around 30 days, but this timeline can vary based on individual circumstances.

Escrow Period: Following the closing, there's usually an escrow period of 14 to 21 days to finalize the registration of all necessary documents.

Steps to List Your Property for Sale
When you're ready to sell your home or land in the Turks and Caicos Islands, my professional services as a real estate agent are available to assist you. Here are the steps involved in listing your property:

Property Valuation: I will provide a comparative market analysis of your property to determine its current market value and an ideal sale price.

Agree on Pricing: Once we agree on the price, I will provide the necessary listing documents.

Listing Documents: You will be required to complete and sign the Multiple Listing Document which is the Turks and Caicos Real Estate Association (TCREA) standard listing agreement, authorizing us to list your property for sale.

Required Documents: A government-issued ID and proof of ownership, such as a Land Register, are necessary. If you do not have your Land Register, I can assist in obtaining a copy from the Registry Department.

Property Listing: Once all documents are completed, your property will be listed on various advertising platforms to reach potential buyers.

Offers: As offers come in, I will present them to you, ensuring we find the right buyer for your property.
